Guide to Certificates of Compliance:

There are a number of compliance certificates that are legally required when selling a home. Buyers also need to be aware of these as without them, the transfer will not progress.
Some of these are not a requirement in all Provinces in South Africa…
- The Electrical Certificate (ECOC)
Every residential property must have a valid ECoC as per the Occupational Health and Safety Act.
- The Electrical Fence Certificate (EFCOC)
This compulsory certificate will confirm that your electric fence is safe, installed properly, and complies with the South African National Standards

- The Gas Compliance Certificate
All gas installations require a CoC, which is accordance to Pressure Equipment Regulations contained under the Occupational Health and Safety Act
- The Beetle Infestation Clearance Certificate
Many financial home loan providers require this certificate before approving a home loan
- The Water Installation Certificate (WICC)
The major reason for a water certification is to ensure that no water is wasted, such as would happen through leaking taps
