Consumers are warned to only use the services of Property Practitioners who are Registered with the PPRA
and hold Current, Valid Fidelity Fund Certificates [FFCs]

2025 Dates the Reserve Bank will announce any changes to the repo rate in South Africa:

Good News for Sellers selling their Primary Residence… ![]()
The Good News for Property Sellers –[‘Natural Persons’ ie: Properties Registered in the Seller’s ‘Own Name/s’ and ‘Special Trusts’ ] – Selling their ‘Primary Residence’… ie: their Domicilium and Not a Second Residence – the Capital Gains Tax has been increased from R2 million to R3 million.
[This has remained unchanged since 2012]
Core principle:
The R3 million primary residence exclusion announced in the 2026 Budget and effective for the 2027 tax year,
applies Exclusively to Individuals and Special trusts.
‘Juristic persons’ – ie: Properties Registered as a: Company, CC or Trust [excluding Special Trusts] …
cannot claim this exclusion, even if the property they own is used as a residence.
Why the exclusion applies only to ‘Natural” persons:
SARS frames the primary residence exclusion as a personal-use relief. The logic is:
- A primary residence is defined as the home in which a natural person ordinarily resides.
- Juristic entities cannot “reside” in a property; they can only own assets.
- Therefore, companies, CCs, and Ordinary Trusts do not qualify for the primary residence exclusion.
