Notice Board - Buyers

Buyers or property purchasers typically go through a structured process when acquiring immovable property. Here are some key steps they might follow:

  1. Research: Buyers begin by researching the property market to identify areas and properties that meet their needs and budget.
  2. Financing: Securing financing is crucial. This involves getting pre-approved for a bond (mortgage) or ensuring they have sufficient funds for the purchase.
  3. Engaging Professionals: Buyers often work with estate agents, property practitioners, and legal professionals to navigate the purchase process.
  4. Making an Offer: When a suitable property is found, the buyer makes an offer to purchase, which includes terms and conditions. This offer is subject to acceptance by the seller.
  5. Due Diligence: Buyers conduct due diligence, including property inspections and verifying the property’s title and any encumbrances.
  6. Signing the Agreement: Once the offer is accepted, a sale agreement is signed. This agreement is legally binding and outlines the terms of the sale.
  7. Transfer Process: The transfer of ownership involves legal processes handled by conveyancers. The buyer ensures all conditions in the sale agreement are met, such as securing financing.
  8. Registration: The property is registered in the buyer’s name at the Deeds Office, completing the transfer of ownership.
  9. Final Payment and Occupation: The final payment is made, and the buyer takes occupation of the property on the agreed date.

This process helps ensure that property transactions are transparent and legally compliant.
